Following the approval of the Issues Report: Consideration of Rezoning Proposal at 1477 West Broadway (South Granville Station) in July of 2021, PCI will present their rezoning to City Council on April 14, 2022. The Issues Report was submitted with the anticipation of Council’s endorsement of the draft Broadway Plan, at the site of a station that is already under construction.
This much anticipated rezoning will deliver one of Vancouver’s tallest buildings outside the Downtown Core and will help spur a new wave of large scale rezonings along the Broadway Corridor.
Application Summary:
-39 Storey, mixed-use project integrated with the new station
-Commercial uses at grade including a second floor grocery store and offices in the podium levels
-223 secured market rental units, including 20% of the floor area as below market rental units
-Overall density of 12.30 FSR and maximum height of 407 ft
