24 East Broadway is a property we sold to Value Group in April of 2017 which was successfully rezoned in October of 2020 for an office redevelopment. This application was submitted prior to the rezoning moratorium and generally meets the City’s goals of providing additional job space in the area. Upon rezoning (prior to Covid) there was significant interest for office pre-leasing in the project. 

General details of the rezoning are as follows:

-Floor space ratio (FSR) of 7.5
-20,284 sq. ft. of retail space
-104,755 sq. ft. of office space
-Total floor area of 125,039 sq. ft.
-Building height of 147.67 ft.
-7 levels of underground parking with 230 vehicle parking spaces and 68 bicycle parking spaces
