Approved Rezoning – 110 West 4th Avenue – AbCellera Office & Lab

Vancouver Broadway Plan

Through a special process granted to AbCellera for desperately needed laboratory facilities and ancillary office space, City of Vancouver Council provided a fast-track redevelopment and development permit application together on November 16, 2021.

This rezoning is granting a total density of 7.0 FSR, a building height of 151 feet. Current maximums for the curren I-1 zone are 3.0 FSR and 60 feet. There is ample speculation that similar densities and heights can be achieved through the upcoming Broadway Plan, however, this increase is only likely to be achieved by certain “preferred” uses and will likely preclude most office uses.
